Sales figures just in for April showed 11 Bedford homes sold compared to 14 sold in March. Sales prices ranged from $189,900 to $575,000 with the majority of these sales in the $300,000 to $400,000 price range. The average sale price was $396,282 with a median sale price of $362,900. The average time on market was reasonable at 100 days. Sellers got about 96% of their asking price which shows the homes that sold were priced attractively.

Condominium sales in Bedford improved slightly in April with three sales reported. There were two sales in Village Green which is one of Bedford’s higher priced condominium communities, and one in Riverwalk (Bedford’s newest 55+ Active Adult condominium).

The first quarter of 2009 brought one condo sale in Bow at 4 Holly Circle. The listed price was $339,000 and sale price was $322,500. April brought another sale at 4 Bow Center Road, selling at full asking price, $263,500. As of this posting there were no sales pending so this does not offer much hope for an increase in sales in May.

Only 14 Manchester condominium sales closed in April, a very small increase over March when there were 13 closed sales. At the end of March, there were 34 condos in contract waiting to close but less than half of them actually did close escrow.

The number of homes sold in Manchester in April improved a little over March figures with 50 sales in April compared to only 38 in March. A year ago there were 61 homes sold in April and in April of 2001, there were only 48 sales. 2004 appears to have been the peak of the market with 79 homes sold.

But there is reason for optimism since average sale prices rose significantly from $411,220 to $448,786 with median sale price of $429,900. Average time to sell a home in Bedford remained unchanged at 98 days.
